JLT Office Fit-Out

• It was identified that maximum cost-effectiveness could be achieved through developing the office fit-out and building the base of 170 Railway Parade concurrently. Once the generic aspects of the base building had been completed, the remaining project fit-out was then integrated with JLT’s footprint (such as meeting rooms and staff hubs) and overall requirements. This process simultaneously maximised the use of trades and labour, minimised environmental impacts and eliminated double-ups that would often occur when components from the base build have to be removed because the client or tenant doesn’t require them. This tandem approach required meticulous planning with subcontractors and quick thinking from our team.
• The contract was priced and executed on a drawings and specification basis. Although originally fully designed by the client, some aspects of the structure and services were redesigned by the design team to achieve cost savings and buildability advantages. This meant the job required multiple re-prices to meet the budget while still maintaining our program. Interior designers HBO+EMTB drove most of the design changes, leading to the challenge of maintaining momentum on site with every change and subsequent re-price.

• As the fit-out was an integrated one, work began early on the design so it could be incorporated into the works as the building progressed. Once this design integration took place, the work was incorporated into the program and the result was a 3,000m² fit-out delivered only three weeks after the completion of the base build.
