PROJECT SNAPSHOT

PACT’s impressive track record and previous experience working on tight access sites saw our team again partner with Meyer Shircore & Associates to provide a much-needed boost to Fremantle’s High Street Mall precinct.

Located between existing heritage-listed buildings on the corner of Cantonment and Market Streets, with pedestrian access via High Street, the new four-level development comprises of 23 high quality retail and office tenancies complete with basement, lift and amenities.

We won the project through a competitive tender process.

OVERCOMING CHALLENGES

The Atwell Arcade development drew on our vast experience completing complex construction projects to ensure seamless coordination and delivery. Challenges included:

  • The site was surrounded on all sides by heritage-listed properties. This meant a high degree of care was required to ensure all trades, subcontractors and material deliveries operated with caution at all times.
  • We faced an extremely confined worksite containing existing occupied tenancies. To overcome this obstacle, we stayed in constant communication with all parties involved to keep disruption to an absolute minimum while maintaining a high level of productivity.

HIGHLIGHTS

  • Heritage restorations: The Cantonment St external façade brick wall required the removal of paint finish, cleaning of bricks and re-pointing of mortar to match the existing style and age of the building.  The ground floor original timber framed heritage shop fronts were repaired and replaced to match the existing frames.  The level 1 and 2 original sliding sash windows were also repaired and replaced with wooden (Jarrah) window frames and glazing.
  • Reconstruction of the original brick parapet balustrade and pediment at the old Atwell Building was required including the removal of paint and then repointing to match the existing style and age of the building.
  • The existing heritage shop fronts to the Atwell Arcade were also removed, repaired and in some cases replaced with new timber to match and then reinstated to a state as they were originally.
  • Internally, the original jarrah floor boards were stripped back, refurbished and resealed.  Areas that where damaged were replaced with recycled jarrah to match the existing.
  • Also internally, original brickwork that had been plastered, had all the render coating removed.  The brickwork was extensively cleaned and repaired.  This meant that existing skirting boards and architraves had to be altered to fit the new wall surface.  This was undertaken using existing materials.

FEATURES OF DEVELOPMENT

This project saw our team combine various materials, from a specialist façade treatment with curtain wall glazing to rendered block work, concrete columns, post tensioning floor slabs and precast concrete patterned wall panels on the external faces.

The re-development boasts several eye-catching design features, including a balcony/deck on the Cantonment Street side. Internally, fully air-conditioned mixed-use tenancies have been incorporated with the heritage features to complement the existing site’s surroundings.
